Stormwater Management (SWM) and Erosion and Sediment Control (ESC) Plan

Why SWM and ESC plan?

- Among the civil engineering disciplines in construction projects, the SWM and ESC are the most important ones.

- Nobody likes to have a building with risk of basement flooding, leakage, foundation scouring and settlement, un-

functional  sump pump and un-necessary pumping electric bill during the building life cycle.

- The new developments increase the quantity and affect the quality of the water, and those both are the biggest threat

on our infrastructure, creeks, and more importantly to the wild life habitats in the creeks and ocean.

- Allowing entering prohibited substances to the city drainage system implies a significant concern by cities, department

of the fisheries and ocean and any individual who cares about the environmental issues.

- New architectural plans cause new pattern of run-off and ground water movement, so we need to consider SWM and

   ESC more carefully.

- For the ESC of an under construction new development, we need a clear and precise understanding of the municipality

bylaws and regulations, inspections and documentation policies to be able to design and manage Erosion and sediment

   Control at the site properly.

- As per the global climate change, the rainfall patterns are changing, and we have to see this in our plans for future.

Why ITMBC?

- Nobody likes to underestimate the safety, functionality and quality of any development plan because of negligence and

ignorance for miscalculation or lack of knowledge of the hired professional.

Having dozens of successful SWM and ESC plan in the Metro Vancouver, ITMBC's goal is set to make sure that all plans

and designs are being technically prepared and comply with the latest standards and codes.

- Considering this job as a challenging task, like a large watershed hydrological studies, many uncertainties and lack of

information are involved in the SWM and ESC design for residential and commercial buildings. Our professionals at

ITMBC use the latest, most advanced and up to date methodologies to mitigate the risk of flooding during the building

   life cycle.

- At the ITMBC, we have understanding about the Hydrology, Groundwater, Hydraulics, Sanitary and Stromwater

Infrastructures, Habitat Related River Engineering, Pump Station and Automation, Material Knowledge about the water

and sewage supplies which we normally use in SWM and ESC plans.

- Upon your call, we normally visit your site and meet with you to understand the needs and to define the scope of work.

Then we present our proposal for design of SWM and ESC plan for your project. This is a no obligation step and we

enthusiastically follow  this manner as a part of our daily job. We deliver this service and assessment to the property

owners, builders and developers in any stage of development from conceptual plan to permitting and during and post

   construction.

"This job is a science and needs to be done very carefully"
